SPLITSINGSTEKENING / LAND REGISTERY DRAWINGS
A building which will be split into separate legal units or joined requires permission from the Kadaster (land register) and from Bouw- en woningtoezicht (city council). For this purpose a ‘splitsingtekening’ is required. On the drawing the borders between the various apartments and the common space have to be exactly represented so that the legal boundaries are clear. There are several other requirements regarding the building that required to be shown, for example which areas will be used as living space,strorage or parking.

The ‘splitsingtekening’ is a legal component from the Apartment Rights Act art. 5: 109 Burgerlijk Wetboek (citizen law book). Therefore by the splitting of apartment rights the drawings must be submitted. These drawings must also comply with article 5 and article 6 of the land register regulations 1994.
The ‘splitsingtekening’ and the splitting-act are both visible in the land register, and are thus accessible to the public.
